Our Process for Custom House Plans

1. Site & Program Intake

We start with your lot survey, any existing site conditions, and a detailed conversation about how you want the home to function: room count, square footage targets, and priorities.

2. Preliminary Layout

We draft an initial floor plan and massing built specifically to your lot's dimensions and orientation, giving you a real starting point to react to rather than a generic template.

3. Revisions & Refinement

You review the layout and elevations and request changes. A set number of revision rounds is included and confirmed at quote, giving you real room to get the design right.

4. Structural Coordination

We coordinate directly with your structural engineer so beam sizing, framing, and structural details are fully integrated into the drawing set, not bolted on afterward.

5. Working Drawings

We finalize full construction documents: elevations, sections, and details built to be buildable in the field, not just approved on paper.

6. Permit-Ready Delivery

If you want a proven layout at a lower entry cost, our stock plans start at $799 and can often be modified.

Do you provide structural engineering with custom house plans?

We handle the architectural drafting and coordinate directly with the structural engineer of your choice, whether that is your engineer or one we can point you toward. Structural calculations, stamps, and engineering fees are handled by the engineer of record, not by our drafting scope, and we build our drawings to match their input cleanly.

How many revisions are included in a custom house plan project?

A set number of revision rounds is included with every custom house plan project. The exact count is confirmed in writing at quote so there are no surprises, and it is scoped to give you real room to refine the layout before drawings are finalized.

How long does it take to get custom house plans drafted?
