As-Built Drawings: Complete Residential Guide
As-built drawings answer a simple but high-stakes question: what is actually there? They create the measured baseline for remodels, additions, permits, contractor coordination, and property records.
As-Built Drawings Explained
An original plan records design intent. An as-built or existing-condition set records the building or installed work based on current field information. The terms are often used loosely, so the first task is defining whether the client needs a measured building base, construction closeout record, or licensed survey product.
What a Residential Package Can Document
- Room geometry and overall floor dimensions
- Walls, doors, windows, stairs, fixtures, and major openings
- Exterior elevations and roof form
- Floor-to-floor and key vertical dimensions
- Visible structural or building-system information within scope
- Known changes from source plans
- Areas that were inaccessible or could not be verified
Accuracy Starts Before CAD
The drawing can only be as reliable as the capture. A useful field package includes a dimensioned sketch, an overall-to-detail measurement sequence, diagonal checks where geometry is irregular, floor and ceiling heights, opening sizes and locations, stair data, systematic photos, and notes linking each photo to the sketch. Apex's printable as-built measurement checklist organizes that work.
Old plans help, but they are references. If a dimension was not field-verified, the set should state that instead of laundering an old assumption into a new drawing.
What As-Builts Do Not Prove
A building drawing is not automatically a boundary survey, structural certification, code-compliance report, or map of concealed utilities. Field measurement cannot establish what is behind drywall or below grade without additional investigation. The right professional should own those questions.
From Existing Conditions to Permit Set
For a remodel or addition, the as-built becomes the existing layer. Proposed work, demolition, code information, sections, details, engineering, and jurisdiction forms are then added to create a complete permit-ready plan set. Keeping both stages coordinated reduces redraws and mismatched assumptions.
As-Built Drawing FAQ
What are as-built drawings?
They document a building or completed work as it actually exists, based on field information and available records rather than relying only on the original design intent.
What is the difference between as-builts and existing-condition drawings?
Existing-condition drawings usually document a building before a remodel. Record or as-built drawings can also mean a construction set updated after work to reflect field changes. Define the intended use before scoping.
Can as-built drawings show hidden utilities?
Only when reliable records, scans, open-wall observations, or verified field data support them. Concealed conditions should not be guessed.
Why do remodels need as-built drawings?
They give the design and construction team a coordinated base for dimensions, tie-ins, demolition, and permit documentation.
Have a project like this?
Tell us what you're building and we'll scope it, confirm the timeline, and give you a firm number before any drafting starts. Every plan set is drafted to your local jurisdiction's documentation standards.
